What to do right now if your roof is leaking

The goal is to protect people first, then limit additional damage without putting yourself on a wet roof or underneath an unstable ceiling.

Move belongings away from the water

Move electronics, furniture, rugs and anything valuable if you can do so safely. Cover larger items that cannot easily be moved.

Contain dripping water from a safe location

Place buckets or containers beneath active drips and use towels around the area to protect flooring. Do not stand directly underneath sagging or damaged drywall.

Stay clear of bulging or sagging ceilings

A ceiling holding water can fail unexpectedly. Keep people and pets away from the area rather than trying to push, cut or puncture it.

Take electrical hazards seriously

If water is coming through or near a light, fan, outlet or other electrical equipment, stay clear. Shut off the affected circuit only if you can safely reach a dry electrical panel without entering water or touching wet equipment.

Photograph the damage

Take photos of the ceiling, walls, flooring, belongings and any visible exterior damage that can be photographed safely from the ground.

Do not climb onto a wet roof.

Rain, moss, steep slopes, damaged decking and darkness make emergency roof access dangerous. Stay on the ground and let the roof be evaluated when it can be accessed safely.

The Stain Is A Clue

The leak may not be directly above the water stain

Water can enter at one part of the roof, travel along sheathing, framing or insulation, and finally become visible several feet away.

That is why simply patching the roof directly above an interior stain can miss the actual entry point. Flashing, penetrations, valleys, skylights, roof edges and wall intersections all need to be considered.

Moisture inside an attic can also come from condensation or ventilation problems, so diagnosing the source matters before deciding what should be repaired.

How Urgent Is It?

Some roof problems need attention now. Others can be scheduled.

These are general guidelines, not a diagnosis of your home. If you are unsure, call us at (360) 752-2220.

Water is actively dripping or running inside Call Now

Active water means moisture is continuing to enter the building. Move belongings, contain what you safely can, keep clear of damaged ceiling material and call.

Water is coming through a light or electrical fixture Call Now

Keep away from the fixture and surrounding water. Shut off power only if the electrical panel is dry and safely accessible. If there is immediate electrical or fire danger, contact emergency services.

A tree or large branch damaged the roof Call Now

Stay away from the damaged area and do not climb onto the roof. If there are signs of structural movement, collapse or another immediate danger, leave the area and contact emergency services.

Shingles blew off but nothing is leaking yet Call Soon

The roof may still be vulnerable even if water has not reached the interior. Photograph the damage from the ground and contact us before the next stretch of wet weather.

A ceiling stain is getting larger Call Soon

A growing stain suggests active moisture. Take a photo so you have a reference and arrange an inspection rather than waiting for visible dripping.

There is an old dry stain that has not changed Schedule

A dry, stable stain may be from a past event, but it is still worth determining what caused it. A scheduled inspection is usually more appropriate than an emergency response when there is no active water.

Moss or roof debris is building up Schedule

Moss and debris are maintenance concerns rather than emergencies unless they are contributing to active water entry. Schedule an inspection or maintenance visit.

Still not sure?

Call us and describe what you are seeing. If it needs emergency attention, we can discuss the next step.

Emergency Roof Response

What happens after you call

Every leak is different. Weather, roof condition and safe access determine what can be done immediately, but the priorities stay the same.

Understand the immediate problem

We start with what you are seeing, where water is appearing, what the weather is doing and whether there is visible storm damage.

Limit additional water entry

When conditions allow, temporary stabilization may include tarping, covering or another temporary repair until permanent work can be completed.

Find the likely entry point

The roof surface, flashing, penetrations, walls and attic can all provide clues to where the water is actually entering.

Document what we find

Photos and notes can help show the visible condition and work performed, especially when storm damage may involve an insurance claim.

Determine the permanent repair

Once the source is understood, we can explain whether the next step is a localized repair, additional investigation or a larger roofing project.

Plan around the weather

Some permanent repairs require dry conditions. If that is the case, the immediate goal is to protect the structure until the repair can be completed correctly.

Storm & Wind Damage

Visible damage should be checked before the next storm

Missing shingles, damaged ridge caps, exposed roof areas, fallen branches and damaged flashing can leave the roofing system vulnerable even before water becomes visible inside.

If you can see damage from the ground, take photographs and call us. Do not climb onto the roof to get a closer look.

Common Leak Sources

Where roof leaks often start

Water problems frequently begin around transitions and penetrations rather than in the middle of an otherwise intact roof.

Pipe Boots

Plumbing vent penetrations rely on flashing and seals that can crack, deteriorate or become damaged over time.

Roof-To-Wall Flashing

Roof planes that terminate against walls need properly integrated flashing to direct runoff outside the wall system.

Skylights

Water around a skylight can involve the unit, surrounding roofing, flashing or interior condensation.

Chimneys

Chimney flashing involves several transitions where roofing, masonry and metal detailing meet.

Roof Valleys

Valleys collect runoff from multiple roof surfaces, making debris buildup, damage and flashing condition important.

Wind-Damaged Edges

Rakes, eaves, ridges and corners can be vulnerable when strong wind gets underneath roofing materials.

Storm Damage & Insurance

Document the damage before things dry out

Homeowners insurance coverage depends on your policy, the cause of the damage and the condition of the roof. Topside does not determine whether a claim is covered.

If you may be filing a claim

  • Photograph visible interior and exterior damage before cleanup when it is safe to do so.
  • Keep receipts for emergency work and temporary protection.
  • Write down when you first noticed the damage and what the weather was doing.
  • Contact your insurance carrier for questions about coverage, deductibles and claim requirements.
  • Keep copies of contractor photos, estimates and repair documentation.
After The Emergency

The goal is a permanent repair, not a permanent tarp

Emergency protection is about limiting damage when weather or site conditions prevent the final repair from being completed immediately.

Once conditions allow, the underlying problem should be repaired correctly so the temporary work does not become a long-term substitute for fixing the roof.

If the problem turns out to involve a larger portion of the roofing system, we can explain the available options before you decide what to do next.

Emergency Roof Questions

What homeowners ask when a roof starts leaking

Do you offer 24-hour emergency roof response?

Yes. Topside provides 24-hour emergency roof response when needed. Response timing depends on location, weather, current demand and whether the roof can be accessed safely.

My ceiling is bulging or sagging. What should I do?

Keep people and pets away from the area and do not stand underneath it. Move belongings if you can do so safely. If water is near electrical equipment, stay clear and shut off power only if you can safely reach a dry electrical panel.

Should I climb onto the roof and tarp it myself?

We do not recommend climbing onto a wet or storm-damaged roof. Moss, rain, steep slopes and damaged materials can make roof access dangerous. Limit interior damage from a safe location and call for help.

Can you permanently repair the roof during the emergency visit?

Sometimes. It depends on what failed, the weather, roof condition and whether the area can be safely repaired at that time. In other situations, temporary protection is needed until a permanent repair can be completed properly.

Will homeowners insurance cover my roof leak?

Coverage depends on your policy and the cause of the damage. Your insurance carrier determines coverage. We can document visible roof conditions and work performed, but we do not make coverage decisions.

Why is the ceiling stain not directly below the roof leak?

Water can travel along roof sheathing, rafters, framing and insulation before it becomes visible inside. The actual entry point may be some distance from the interior stain.

Could a ceiling stain be condensation instead of a roof leak?

Yes. Moist indoor air reaching cold surfaces in an attic can create condensation that resembles a roof leak. That is one reason identifying the source matters before deciding what roofing work is needed.

I lost a few shingles but there is no interior leak. Is that an emergency?

It may not require the same immediate response as active interior water, but exposed or damaged roofing should be evaluated before additional wind or rain makes the problem worse.
